Noise is one of the most underestimated quality-of-life issues in landed homes. Traffic from nearby roads, aircraft from flight paths, construction from neighbouring sites, and even your own household sounds travelling between floors can all disrupt daily comfort. When rebuilding your landed home, soundproofing is best addressed during construction—retrofitting acoustic solutions later is costly and often less effective.

Understanding Sound Transmission
Sound travels through two main paths: airborne (voices, traffic, music) and structure-borne (footsteps, vibrations, plumbing noise). Effective soundproofing addresses both. The key metric is STC (Sound Transmission Class)—higher numbers mean better sound isolation.
A standard concrete wall achieves STC 45–50. With proper acoustic treatment, you can reach STC 55–65, which blocks most conversational noise between rooms.

Wall Soundproofing Strategies
External Walls: Blocking Traffic and Environmental Noise
Singapore's landed homes often face busy roads, MRT lines, or flight paths. For external walls, mass is your friend—thicker concrete or brick walls naturally block more noise.
A standard 150mm reinforced concrete wall provides decent isolation, but for homes near major roads, consider a 200mm wall or a double-skin construction with an air gap and insulation between layers.
Internal Walls: Privacy Between Rooms
For bedrooms, home offices, and entertainment rooms, internal wall soundproofing matters. Options include double-layer drywall with resilient channels (decouples the wall surface from the structure), acoustic insulation batts within the wall cavity (rockwool or fibreglass), and staggered-stud or double-stud wall construction for maximum isolation. These techniques are straightforward to implement during construction.
Floor Soundproofing: Taming Footstep Noise
Impact noise from footsteps travelling through concrete slabs is the most common complaint in multi-storey homes.
Solutions include floating floor systems (a resilient layer between the structural slab and the finished floor), acoustic underlays beneath timber or laminate flooring, and thicker concrete slabs (200mm versus standard 150mm) with acoustic mats.

The most effective approach is a floating screed—a layer of screed poured over a resilient mat on top of the structural slab. This decouples the finished floor from the structure, dramatically reducing impact sound transmission to the storey below. Plan for this during structural design, as it adds 30–50mm to floor thickness.
Window Selection: Your Weakest Link
Windows are typically the weakest point in your acoustic envelope. Even the best wall soundproofing is undermined by standard single-glazed windows.
For homes in noisy environments, consider
Double-glazed windows with an air gap of at least 12mm (wider gaps perform better),
Laminated glass (the interlayer dampens vibrations more effectively than standard glass), or
Acoustic-rated window frames with proper seals to prevent air leaks that transmit sound.

Double-glazed windows with a 12–20mm air gap and laminated glass can reduce external noise by 30–40 dB—the difference between hearing traffic clearly and barely noticing it. For homes near flight paths or expressways, this investment pays for itself in daily comfort.
M&E Noise: The Hidden Culprit
Mechanical and electrical systems generate significant noise that's often overlooked during design. Air-conditioning compressors, water pumps, home lifts, and plumbing all create vibration and airborne noise.
During your rebuild, plan for vibration isolation mounts for compressors and pumps, acoustic enclosures for noisy equipment, insulated ductwork for ducted air-conditioning, and pipe lagging and resilient pipe hangers to reduce water hammer and flow noise.

Soundproofing during construction typically adds 3–8% to your build cost, depending on the level of treatment.
Basic improvements (acoustic insulation in walls, floating screed, double-glazed windows) might add SGD 15,000–30,000 to a typical landed home build.
Premium acoustic treatment (full floating floors, acoustic windows, M&E vibration isolation) can reach SGD 40,000–80,000+. Consider prioritising bedrooms, home offices, and entertainment rooms for the highest-impact improvements within your budget.
