Our Design and Build Process

Hitomo provides a complete and comprehensive package and we will guide you through from the start to the completion.

Initial Consultation & Engagement

 

Purpose: Understand your vision, site conditions, and potential.

 

What Happens:

 

  • On-site assessment by our team to evaluate land, terrain, and existing structures.

  • Discussion on rebuild vs. A&A scope.

  • Review of your land title, SIP (Sewerage Interpretation Plan), and URA zoning.

 

Tip: Bring existing drawings or documents if available — it helps us propose faster solutions.

Budget Estimation & Preliminary Quotation

 

Purpose: Align design ambition with budget practicality.

 

What Happens:

 

  • We draft an outline specification (structure, finishes, M&E).

  • A cost estimate with ±15–20% accuracy is shared.

  • No hidden costs — this is for honest budget planning.

Authority Submissions
 

Purpose: Secure official approvals before breaking ground.
 

What Happens:
 

  • Our QP (Qualified Person) submits to:

    • URA (Envelope Control, GFA)

    • BCA (Structural)

    • PUB (Drainage & Sewer)

    • SCDF (Fire Safety)

    • NEA / NParks / LTA (if required)
       

  • Submission-to-approval timeline: ~3–4 months

Design Development

 

Purpose: Turn your ideas into workable concepts.

 

What Happens:

 

  • We appoint or collaborate with an architect/designer.

  • Preliminary layouts, space planning, and façade ideas are developed.

  • Identify setbacks, platform levels, M&E needs, and sewer line implications.

 

Checkpoint: We flag issues early — such as encroaching sewer lines or platform level constraints — to avoid future delays.

Final Quotation & Scope Breakdown

 

Purpose: Define exact build scope, pricing, and terms.

 

What Happens:

 

  • We issue an itemised quotation with breakdowns for:

     

    • Structural Works

    • Architectural Finishes

    • M&E Services
       

  • All PC (Prime Cost) and PS (Provisional Sum) items are clearly listed.
     

  • Transparent payment schedule provided.

 

Tip: Don’t just compare builders by lump sum — compare specifications line-by-line.

Build & Handover

 

Purpose: Construct your home and deliver it to you — move-in ready.

 

What Happens:

 

  • We execute in phases:

     

    • Demolition & Site Prep

    • Foundation & RC Works

    • Superstructure Build-Up

    • Roof, M&E Rough-In & Waterproofing

    • Internal Finishes & Carpentry
       

  • Final Approvals:

     

    • BCA TOP (Temporary Occupation Permit)

    • CSC (Certificate of Statutory Completion)
